<p>I was driving Saturday night on US-417 minding my own business heading home from a real estate seminar.  There were hardly any cars on the road.  I watched a car come up behind me and stay behind me for a couple of minutes.  He didn’t flash his lights like most inpatient people do, he decided to go around me and then get in front of me and slow down.  He didn’t cut me off or anything he just got in front of me.  Since I had my car on cruise doing 5 over the speed limit, I had to slow down or I had to pass him.  I decided since there were no cars other than the two of us that I would just get in the other lane and put my cruise back on and pass him.  All of a sudden when I was coming up to the side of him, he decided to swerve in the lane that I was in and slammed on his brakes.  I thought “OMG” what the heck is he doing.  I slammed on my brakes and then changed lanes to pass him on the left.  He did it again!!  I thought “OMG” what is he doing?  Is he drunk?  Is he mad at me for something?  Or … Is he mad at my marketing message on my car (look at the picture of the car).    I tried to take a picture of the back of his car with the license plates so that I could report him but he slammed on his brakes so fast, I literally almost hit him as I dropped my telephone.    I didn’t even have time to call the police for help!!!</p>

<p>All I wanted to know was WHY?  What was his problem?  After about 10 minutes of being cut off from lane to lane and him slamming on his brakes, I turned on my bright lights.  I was determined that I was going to get next to him and ask him “WHY”?  I know many of you would want to pull next to him and ask him are you freakin crazy?  Do you have a death wish?  Or, pull over and I will really give you a piece of something !@?  We finally got a few more cars involved in the Road Rage.  I let a few cars pass me, then I got behind them.  The cars couldn’t pass him and he boxed me in and … I didn’t get close enough to look at him through his dark tinted windows so I could SCREAM at him.  I decided I didn’t have a death wish and whatever the “WHY” was it didn’t matter anymore.  What mattered was I wasn’t going to die for him so I had to make a change.  Not that I had to give up on where I was going, I just needed to change lanes and move in the same direction.  However this time, I needed to be selective as to which speed and lane I needed to go in this is the same in life.  It is time for you in life to change lanes and keep going.</p>
<p>Road Rage comes into our life in all forms.  What was working in 2008 is not working now.  We all need to know when it is time to change lanes and speed back up to get to the finish line.  Have you started your real estate career whether you are an investor or realtor and you have run into road blocks? Are you a Seller who has no idea of how they are ever going to own a home again?  Are you saying “OMG” what is going on?  What should I do?   I have decided to have you change lanes to the fast lane and lead you to the finish line.  It doesn’t matter what career you are in or what type of real estate investing you are considering as I have done it all and I mentoring on all types of deals and professions or if you are just looking to buy a home again. 			<content:encoded><![CDATA[<p>Jack of All Trades, Master of …..Some!</p>
<p>            While many are a jack of all trades and master of none, some of us have mastered “some.”  Consider that most companies right now are cross-training positions and employees carry the burden of two or three job titles (and all of the responsibilities that come with); how is real estate any different?  To grow successfully, you should expect to work more than one aspect of real estate. </p>
<p>            Do you feel overwhelmed or spread t – h – i – n.  Does the thought of taking on one more job, task or responsibility just about push you over the edge?  Let me propose this, what if that one task or responsibility turned into an additional stream of income for you?  Do I have your attention now?  Real estate offers multiple streams of income which can be summarized by two leading categories:  Investor Income and Realtor Income.  You have the option of taking advantage of the former, the latter or BOTH.  Hmmmm…..can you see where I’m going with this?</p>
<p>            As the industry changes (and remember that change is the only constant in life), we have choices.  These choices range from one extreme to the other; you can quit real estate, put your head in the sand, hang on, adapt, embrace, grow and/or conquer.  Where are you right now on that scale?  And where do you want to be?  Becoming a Realtor may scare your socks right off; it may make you want to stop reading this article.  But why?  I offer you hope and brighter days with more choices to keep you continually growing and earning. </p>
<p>            Following are the top 4 challenges I discuss when a Realtor joins my team:</p>
<p>1)  <span style="text-decoration: underline;">There’s too much to learn in order to become a Realtor!</span> </p>
<p>Don’t fear learning, knowledge is power.  Do you remember when you first became an investor; there was a ton to learn!  You forged your way through and now it’s time for the next step.  Don’t question IF you should learn something new, the real question is, “WHAT should I learn today?”  So, why not choose to expand the business you already have, versus starting from scratch in a totally different field of work?  Now that scares my socks off!  When you stop learning, you stop growing.  GROW!</p>
<p>2)  <span style="text-decoration: underline;">There are too many Realtor rules; I just like doing things my way.</span> </p>
<p>Bad things happen to good people!  Sound familiar?  With MARS disclosures, FDIC mandates, and IRS / ORRA audits, the education of becoming a Realtor will only arm you against negative repercussions.  Awareness and participation in these guidelines will protect you as LLC’s and Investors continue to get audited on deals from 3-4 years ago.  Put yourself in a smart position now.  The black and white separation between the Investor world and the Realtor world is no longer that boldly defined.  Much of the same rules are now applying to both.  Short sale lenders are requiring all homes to be listed, Realtors names must be printed on HUDs, customized addendums must be signed, and licenses are required to mitigate and get paid.  They are making it almost impossible to get paid if you are an Investor only.  Please hear me, I’m not saying Investor deals don’t exist, but as a Realtor your income options increase immensely per deal.  Do you want more CASH?</p>
<p>3)  <span style="text-decoration: underline;">There is just not enough time to be an Investor and a Realtor.</span> </p>
<p>Many Investors had to add a 2<sup>nd</sup> job, why not become a Realtor as your 2<sup>nd</sup> source of income and stay in your current field; you already know most of the stuff anyway!  Have faith in yourself and know that you can earn a nice commission of $4,500 by selling a $150,000 home to a friend.  How many hours would you have to work at your 2<sup>nd</sup> J.O.B. (Just Over Broke) to earn that $4,500?  You don’t have to be the Realtor that drives clients around for showings every day.  You can just get your license in order to get paid on the HUD at closings for deals that don’t have any wiggle room.    How many of those $4,500 checks are needed to reimburse you for the time and cost of getting your Realtor license?  Not even one!</p>
<p>4)  <span style="text-decoration: underline;">I’ve tried the Realtor thing; it just didn’t work for me.</span> </p>
<p>Most likely it didn’t work because you didn’t have the right team, or the proper training and support; these factors will greatly influence your success.  If you are bringing in a lot of short sale deals and nobody in your office can mitigate, that’s a huge issue; especially when the larger percent of listings are short sales.  You also need an office with Experienced Leadership to mentor you.  Your office should have an in-house Mitigating Team to keep control over your deals.  And finally, your office should have a master Closer negotiating all liens (IRS, tax, water, HOA, etc), as liens are very often the bombs that blow up your deal.    </p>
<p>            I say all of this respectfully; just take a smart look at your plan.  How many income streams do you have as an Investor?  And how many more can you add as a licensed Realtor? </p>

			<content:encoded><![CDATA[<p>Did you hear about Bank of America, JP Morgan Chase and GMAC putting the brakes on the foreclosure process?   What does all this mean to you as an investor, mortgage broker, realtor or homeowner?  First off, the attorneys who were representing the Mortgage Companies have documentation with wrong information.  As a Homeowner, it will allow you additional time for work a loan modification or a Short Sale.  Just because the Mortgage Companies say stop the foreclosure action for a while, it does not mean the Judge needs to comply.  The Court will not automatically stop the foreclosure action unless the attorneys working for the Mortgage Companies file the necessary paperwork.   Learn the foreclosure process and understand the foreclosure time line.  Check the court docket at <a href="http://www.flclerks.com/">www.flclerks.com</a> to keep informed.  You will need to make sure that the mortgage companies’ attorney has filed the necessary Motion to delay the foreclosure process.   Mortgage Companies don’t always know when their attorney has scheduled a sale date.  We had to stop a foreclosure sale on a house we bought and resold many times.</p>
<p>What happens to all the Real Estate Owned (REO) properties that have been purchased from the above mortgage companies?  At my IRC Sig Group, the first Thursday of every month, I had Hope Richards and Kelly Carrie from Southeast Title Company talk about foreclosure defense and about insuring title from the above lenders.   Hope stated that three closings were postponed just this week.   As an investor, I would not be buying REO’s from any of the above lenders due to the fact that title companies are going to have a problem with insuring clear title to the property.  Title Companies insure when property is transferred the owner has clear title and there are no liens other than what is listed on the title commitment.  I believe Investors who have purchased these properties to flip are going to have problems selling the properties if no title company will insure them.  This happened to me when I bought a property at Tax Sale.    In order for me to obtain title insurance, I had to conduct a Quiet Title Action which took about 6 months.  A Quiet Title Action notifies the public I just purchased the property and if anyone has any interest or claim in the property and/or liens against the property, they would need to come forward or forever waive their rights.  Finally my local title company agreed to give me title insurance so I could sell it.  Thank goodness I used my own money and didn’t use a hard money lender to eat up the profit!</p>
<p>Three Big Points:  <strong>First point</strong>, don’t buy any REO’s from these lenders right now and if you did and you are going to flip them, do it now while you have a title company that will insure the property.  <strong>Second point</strong>, Loan Modifications and Short Sales are going to be pushed through faster due to the fact that the mortgage companies can’t foreclose.  Many homeowners can’t qualify for loan modification so get ready to ride the wave of Short Sales again!  <strong>Third and biggest point</strong>, IRC has a monthly meeting and Sig Groups to keep you informed of the changes in the real estate market, new laws and how it will affect you as a homeowner, mortgage broker, investor and realtor.  You need to attend and invite 3 friends to our meetings every month.  Guests attend one time for free.  The more members we bring into IRC the better we grow as a Group.  Last but not least, if you haven’t signed up for another year, find me at the meeting and sign up – What are you waiting for???  Just do it!!!  As a Director of IRC, I want personally thank all our members, business members and speakers as we appreciate your continued support, education, and networking.  We are the best because of you all!</p>
